Organization Structure & Leadership Team

We have assembled a matrix team with extensive industry knowledge in finance, communications, and property management to provide the care and detail that will lead to a reliable and controlled common element facility. This model allows for collaboration across all divisions to deliver our management solution. The following is the organization structure as it relates to the Nightingale Condominium Management team.


Sally Harding

PRESIDENT & CEO, PROPERTY MANAGER, OLCM 0041002737-GL


Sally Harding is the President & CEO, and Owner of Nightingale Nursing Registry Ltd. (1985) & Nightingale Home Maintenance (2012). In addition to being successful entrepreneur, with 25 years’ experience in Home Health Care, Sally is also a Chartered Professional Accountant (CPA-CMA), a graduate of Brock University, Business Administration & Finance, and has a master’s Certificate in Health Care Management from York University. Sally also has much Board experience having held the offices of Treasurer and Chair of the Kawartha Chamber of Commerce, Chair of the PRHC Hospital Foundation, Vice Chair & Treasurer of the Ontario Home Care Association. Sally holds a Condominium Management General License, and has expertise in Finance, Accounting, Governance, Human Resources, Quality Improvement, Contract Law and Strategic Planning.


Sally has been an active Rotarian for over 20 years and is a past recipient “Businesswomen of the Year” for Peterborough. Sally grew up in Lakefield, is married and has two adult children.

Beth Goulding

EXECUTIVE PROPERTY MANAGER, OLCM 0030001781-GL


Nightingale Property Manager, Beth Goulding has one goal- an optimal customer experience for board members, owners, and residents alike. Her vast experience in real estate, condominium development, and condominium management as a licensed property Manager has prepared her for high customer service expectations and demand for immediate results. With an aptitude for fiscal management of operational and reserve fund budgets, and extensive knowledge of building systems, shared facilities, energy savings programs, and condominium legislation, she is an energetic problem solver and a recognized leader who strives for unparalleled communication and transparency.


Beth obtained her Real Estate License through the Ontario Real Estate Association while working in the industry on high profile properties throughout Toronto and the GTA. With an opportunity to gain further education in Property Management, Beth earned her General License while managing a portfolio of Condominium Corporations at Friday Harbor Resort. Beth has managed Common Element, Standard, and Phased Condominium Corporations, in addition to a Shared Facilities which services 12 buildings, and two phases of retail which includes over 25 retail units. Beth has managed over 800 units in her career.

Shauna Beattie

PROPERTY MANAGER, OLCM 0044564342-GL


Shauna currently holds the position as Senior Manager of Nightingale Home Maintenance Inc.


She graduated from Sir Sandford Fleming with a Business Executive Diploma, while maintaining full-time employment. Shauna pursued a career in the commercial construction industry, followed by custom home building. Bookkeeping, HR & Administration have been key components of her profession in addition to taking in all there is known about design & building.


Shauna has extensive experience in construction, renovation, property maintenance & management. She currently manages a staff of 12 people that covers all aspects of year-round home & property exterior, interior maintenance, as well as managing a portfolio of 5 multiplex rental properties.


Shauna has acquired numerous educational certificates including Landlord & Tenant Law and holds a Condominium Management General License. Shauna resides and makes Lakefield her community residence. She volunteered as the Treasurer of Lakefield Minor Hockey for 5 years and enjoys the community of Lakefield with her two adult children.

Christina Dunkley

CONDOMINIUM COORDINATOR, OLCM


Christina currently holds the position of Condominium Coordinator. She graduated from York University with a degree in Public Policy & Administration. Following which she took on a position as a Warranty Manager at a local family owned company where she gained an extensive knowledge of local trades and vendors for over 30 years. 

 

Christina joined the Nightingale Condominium Team in October of 2022. She hit the ground running and went back to school to obtain her Condominium Management Limited License. She is the first point of contact for owners & contractors with any types of concerns or issues that need addressed. With her strong organizational & communication skills she has become a great asset to the team. Christina enjoys time with her 3 grandchildren at their family cottage on Rice Lake.

Nightingale is a well-established 38+ year old business providing home health care, home renovations, property maintenance, rental property management and now Condominium Management services to our clients – the residents of Peterborough City & County.


Nightingale brings a new and fresh approach to the Condominium Management industry with a high level of customer service, constant communications, frequent property site visits, full transparency, and an improved overall presence to Boards & unit owners.

Our Services

Our management concept is founded on professionalism, integrity, communication & accountability which translates into the top-quality service that Condominium Corporations & Board of Directors are looking for and should expect from their condominium management company.

Communication

NCM coordinates, manages day to day tasks, secures vendors, and communicates consistently to both the Board & Unit Owners.

Financial Administration

We manage the monthly condominium fee collections using up to date banking protocols and completing day to day transactions. We manage both Operating & Reserve Fund Accounts with monthly reconciliations. In-house Investment Portfolio Management also available.

Insurance

NCM makes sure Insurance Policies are current & with best possible coverage while keeping premiums at a competitive rate. NCM also arranges for an annual property appraisal.

Health & Safety Coordination

All vendors working on the property are fully bonded, and our site manager visits the property while maintenance is taking place.

Contract Management

NCM makes sure to obtain formal sealed bids for maintenance contracts and capital improvements, delivered to the Board directly.

Landscaping Management

We walk the grounds with the vendor before a formal bid is submitted to make sure the vendors and Board have compatible objectives.
